Quality Management Group oversees communities and residential properties, aiming to create a sense of pride for residents. As the Director of Operations, you will be a crucial member of the leadership team responsible for achieving our vision, executing our mission, and developing strategies to create an excellent work environment for employees and exceptional living spaces for residents. With our significant growth plans over the next three years, you will lead a team of regional managers and property teams. Currently, the position manages 6 direct reports and over 70 team members.

The Quality portfolio primarily consists of well-maintained or new affordable housing properties in Southern California, including some offering permanent supportive housing.

  • Foster a positive work culture and provide leadership and guidance to operations team managers, ensuring alignment with company values, coaching skills, accountability, and promoting a culture of continuous learning.
  • Participate as a member of the Leadership Team in the development of company’s strategic direction. Engage in regular coordination, update meetings, and/or problem- solving initiatives with this team.
  • Collaborate with compliance to provide internal training, coaching, and accountability to property teams to ensure adherence to affordable housing regulations, agency requirements, income certifications, and program guidelines.
  • Build strong relationships with agency partners, collaborating closely to achieve program goals and ensure smooth operations. Support property teams in effective communication and problem-solving with agency partners at the property level.
  • Maintain high occupancy rates across all housing assets, implement strategies to enhance tenant satisfaction, improve the tenant experience, and promote lease renewals.
  • Collaborate with the finance team to ensure efficient information exchange and reporting, optimizing financial performance through effective budget management, rent collection, expense control, and revenue maximization.
  • Oversee property maintenance to provide residents with a safe, well-maintained environment that complies with safety standards.
  • Collaborate with IT, Finance, and other stakeholders to continuously improve the efficient and effective use of Yardi tools and processes for property performance tracking, compliance, and analysis.
  • Collaborate with Human Resources to forecast the organization's workforce needs based on operational goals and objectives.
  • Collaborating on employee engagement initiatives to foster a positive work environment and retain talented employees.
  • Identify operational risks, implement safety protocols, and collaborate with HR to address health and safety concerns promptly.
  • Provide insights into the impact of the changes on workflows, job roles, and operational efficiency to facilitate smooth transitions and minimize disruption.
  • Manage relationships with reliable vendors and contractors, negotiate contracts, and ensure quality and cost-effective services.
  • Engage with the local community, foster partnerships with community organizations, and support social integration and services for residents.
  • Maintain company awareness among teams regarding purpose, agreements, and values, ensuring clarity in roles and responsibilities, consideration of all stakeholders, and reinforcement of good decision-making processes.
  • Support Regional Managers and the corporate operations team in completing budgets and capital plans. Foster a learning environment that improves team members' skills.
  • Conduct financial analysis to assist the performance and sustainability of each portfolio.
  • Provide input to the development department staff by reviewing plans for new developments and making recommendations on design, unit type, affordability mix, and overall project feasibility.
  • Plan and oversee the lease-up and set-up of new properties, including designing appropriate Resident Selection Criteria, Property Management Plans, Agreements, and Forms.
  • Collaborate with Regional Property Managers, Corporate Operations, and Corporate Marketing departments to develop annual marketing plans for each property.
  • Assist in strategy sessions to adjust marketing and operational business plans for underperforming properties, participating in the oversight and execution of strategic plans.

REQUIREMENTS

  • Extensive experience leading a property management department or division.
  • Thrives in a fast-paced, collaborative, deadline-driven work environment with strong attention to detail.
  • Passion and deep understanding of the industry and our business mission.
  • Bachelor's degree in business, real estate development, or a related field preferred.
  • Preferred certifications: CPM (Certified Property Manager) and California Real Estate Broker license.
  • Computer literacy, including proficiency in Word, Excel, PowerPoint, email programs, the Internet, and experience with various DBMS software.
  • Familiarity with Yardi property management accounting software is preferred.
  • Authorized to work in the United States for any employer.
  • Possesses an active/valid driver's license and reliable vehicle for site visits.

Job Type: Full-time

Pay: $160,000.00 - $175,000.00 per year
